Serial Port Configuration host: win7 x64, guest: WinXP x32

Hi there,
I am running the newest virtualbox 5.010 on win7 home x64.
Guest-System ist WinXP Prof 32bit.
I need the guest system to run an old 32bit-only software to communicate with an older Alcatel telephone-system. This worked on XP using the serial-port
on my WIN7-System I have a Sunix PCI- 2-Port Serial Card.
with following ports:
COM3, I/O-Range 0xc000-0xc007, IRQ 20
COM4, I/O-Range 0xc008-0xc00F, IRQ 20
Now I added two serial-ports in my WinXP guest system to a Host-Port like that:
enable serial port
Port1: Checked
Port Number: Custom
IRQ4, 0xC000
Port Mode: Host Device
Windows Host:
Port/File Path: COM3:
enable serial port
Port2: Checked
Port Number: Custom
IRQ3, 0xC008
Port Mode: Host Device
Windows Host:
Port/File Path: COM4:
With these settings I get two serial ports (COM3 and COM4) in my WINXP guest-system without faults.
But when I start the application and choose on of both ports the virtual modem of the Alcatel PC-MMC starts dialing but gets no connection.
I read in another Topic No. 33377 that the connection to a Host device works also with serialports on PCI cards:
But for me it doesn´t work.
what i am doing wrong?
