Cant give static IP to Host only adapter

Cant give static IP to Host only adapter

I am using Virtual Box 4.3.2 with extension pack on Windows 8.1.
When i create a Host only adapter and Give this Ip 10.20.0.2 subnet 255.255.255.0 DHCP disabled, it automatically reverts to an APIPA. I cant manually change the it's from network connections as i get this error "in order to configure tcp/ip you must install newtwork adapter".

C:\Program Files\Oracle\VirtualBox>VBoxManage list hostonlyifs

I tried this:
VBoxManage hostonlyif ipconfig "VirtualBox Host-Only Ethernet Adapter" --ip 10.20.0.2 --netmask 255.255.255.0

still nothing happens

That sounds a bit odd. Incidentally, why do you want to change the IP address of the host only adapter in the host? I really can't think of any reason to do it.
