VB Host Max OS X 10.8 host-only issue

Hello,
I have installed a Windows 2008 server as a guest, host is MAX OS X 10.8, VB is 4.2.1 R80871 with guest additions.
I try to set up 2 network interfaces, one NAT interface so I am able to go to the Internet from the guest and one Host-Only so to be able to connect the guest from the host and to have like a loopback adapter for demos.
The NAT interface is working well, no issues. But for what matters the host-only I cannot figure out how to make it work. I have tried many stuffs without success.
All firewalls (Host and guest) are off to ensure it is not blocked.
I have created a vboxnet0 host-only adapter, which is selected. The guest is able to ping both itself and the host. However the host is only able to ping itself but not the guest.
I also have tried with Bridged Adapter, but it is not working either.
I am sure I am doing something wrong but cannot find what.

Well, I've been searching through the forums before posting and saw these threads.
I want to set up 2 interfaces for a VM. One NAT to be able to browse Internet from the guest, one Host-Only to be able to connect the guest (Win 2008 Web server) from the host (MAC OS X 10.8 ).
The NAT is working perfectly, I am able to browse Internet from the guest. The host-only is not working since I am not able to connect the guest from the host.
I have disabled firewalls from both guest and host to ensure it is not blocking. I also tried to substitute the host-only by bridged without any success.
Both host (vbboxnet0 dedicated interface) and guest (host-only interface) are in the same network segment:
host: 10.10.1.1
guest: 10.10.1.2
Guest is able to see the host since "ping 10.10.1.1" is successful. Host is not able to see the guest as "ping 10.10.1.2" does not succeed (However "ping 10.10.1.1 is ok", so host is able to see itself at least

, meaning in my book that the vbboxnet0 interface is working).
For what matters the tutorial, I think it is was I exactly tried but it is not working for me.

Am I the only one facing this issue? I suppose that yes in this context, however I cannot figure out what is wrong.
To ensure it was not the NAT interface in the guest environment that was conflicting, I disabled it but it does not solve.
Strange...
Any suggestion would be so much appreciated.

Strange that this is not the default address scheme. Did you need to create this yourself for some reason? I would have expected it to be 192.168.56.*
Did you set up the dhcp server for this as well?

I put this address statically because I wanted to ensure it was not conflicting with the wifi network that is 192.168.*.
Regarding the DHCP, I disabled it. When activated, the guest is properly getting an IP in the mentioned range but remains unreachable from the host.

Could you post the results of ipconfig /all from a command window on the guest?
One thing that is the biggest user mistake when using the host only and doing manual configuration is putting in a gateway in the guests network configuration. Host-only does not have a gateway.

You are right, I defined a gateway. However, removing the gateway IP as well as the default DNS does not look to solve...

Try shutting the guest down and waiting a few seconds to see if it will clear the configuration. Other than that there is no reason why it will not work that I can think of. Its fairly straight forward usually and works out of the box almost always. Just be sure that a firewall is not stopping you.

I shut it down for at a few minutes; all firewalls are off.
But nope it is not working better...

Only thing I can tell you is it is isolated to your set up. You might try wireshark and see if you can find where it is stopping, but I don't know what else to tell you.

Ok, as I don't really know wireshark, I'be been using another packet sniffer. It appears that nothing is blocked but the packets seem lost. I suspect it is vbnet virtual interface that is not working properly in my case.
So, I spent a lot of time in reinstalling VB from scratch and installing another VM with CentOS as guest; unfortunately the result is exactly the same, no mean not make the host connect the guest.
Then I decided to go for a VB alternative on my (apparently) very particular MAC. This alternative is working perfectly in both directions without struggling. So for me the issue is solved from a functional point of view, but I am really sad not to use VB.

I'm seeing this, and it's new with the upgraded to mountain lion, 10.8.2
Specifically: I had multiple VMs which used host only networking, The VMs can ssh to the host, but the host cannot ping the VMs. When I do a traceroute, the 10.x packets get picked up by the wifi base station and vanish to /dev/null somewhere externally. I thought maybe this was a home base station issue, but I'm seeing it elsewhere, and when I take the network offline completely
The way packets are being misrouted looks to me like some ARP funny -but the host's arp cache doesn't have any 10.x entries in it.
