Access to Host-only-networking

Hello,
I am running VirtualBox 3.1.6 on a Mac OS X Server 10.6.3. This is a development server, and I am trying to figure out a way for developers to have direct access to the virtual machines (which are configured with host-only-networking) for file sharing and ssh access. Some sort of port forwarding over ssh seems to be the answer, but it requires changing the configuration each time a new vm is added (which happens fairly frequently), and also requires ssh access to the physical server itself. Could someone recommend a better way of doing this? I thought of a some sort of VPN (which I have almost no experience with), but it didn't seem to work as expected (i.e., although I can connect to the physical server via VPN, I cannot see or access any of the local IP addresses of the running vms). Any help or guidance would be appreciated.
