Windows 7 from XP (Upgrade)

I run a 2009 Mac Mini Intel 2.26Ghz with 4Gb RAM.
I'm running XP Pro SP3 (32bit), and have purchased the Windows 7 Pro 64bit upgrade disc.
I have followed the MS advice for installing Windows 7 64 bit on a computer running a 32 bit version of XP Pro.
That is, I opened XP Pro first, inserted Windows 7 disc, and restarted XP Pro - then, restarted, pressed 'enter' and waited for Windows 7 disc to load.
Unfortunately, after a while it reports that windows failed to start, citing: "attempting to load a 64bit application, however this CPU is not compatible with 64 bit mode".
Advice please.
