using a co host on the internet

Hi,
I have a dedicated server on the internet running virtual box OSE.
You might well grimace but this is the way I have set things up.
I am using ssh -x then starting virtualbox brings up my local x interface to virtual box.
I have two ip addresses on the machine. They come up as eth0 and eth0:0 and each is attached to a different ip address.
I have the vm set to use eth0:0 - my second ip address.
When I start the VM I get the error VBox status code: -3100 (VERR_HOSTIF_INIT_FAILED).
I am using virtual box from a user account and not a root account.
Anyone know what I am doing wrong ?
