Error when building virtualbox

Hello guys, I want to build virtualbox using this guide: https://habr.com/ru/post/447300/
However after the first kmk command I get this message:
"failed to mark [path] as volatile" (attachment 1)
No errors so far but when I run the second kmk command I get a lot of errors with code LGHT0103.

Does anyone know how to fix these issues and get it to work? What am I doing wrong?
