Host-Only Adapter FAILED TO SAVE host network interface parameter host network interface parameter

I am trying to create a host-only adapter with the IP address 10.10.1.150
and I get the following error message:

> Failed to save host network interface parameter.
>
> Callee RC: E_ACCESSDENIED (0x80070005)

I am using macOS Monterey 12.4 and Virtualbox 6.1.34.

The host-only adapter only works for addresses between 192.168.56.1 and 192.168.63.254. anything outside this range fails.
I've seen a fix to create "/etc/vbox/networks.conf" and store the following in the file:
* 0.0.0.0/0 ::/0

It didn't work for me. I am not sure whether I stored it in the wrong location(The path I used was ../Applications/VirtualBox/Contents//etc/vbox/networks.conf) or it has something to do with the latest upgrade.

Yes. Since "/etc/vbox/networks.conf" starts with a "/", it's obviously a full path already. ;)
