Mint21 on Mint21 - installer crashed

I have used VM many times with various OS
Currently I have VM on Linux Mint 21, I have previous Mint versions installed as clients and they sill run OK.
I am trying to install Mint 21 as a client, it seems to start OK but then I get an error "Installer crashed"
This is the same download that I used to install on the host, so should be OK. Any idea how to fix this?

Start the VM from full normal shutdown, not save-state. Run until you see the problem happen, then shut down the VM from within the VM's OS if possible. If not possible, close the Virtualbox window for the VM with the Power Off option set.

Right-click the VM in the main Virtualbox window's VM list, choose Show Log. Save the far left tab's log, zip it, and post the zip file, using the forum's Upload Attachment tab.

OK log attached, this is what I did -
Started the VM, get the initial screen, select "Start Linux Mint 21 Cinnamon 64 bit"
Mint starts up as expected.
Select "Install Linux Mint"
Installation starts, UK English, instal codecs, erase diskand install
Select London, enter name and password
Download starts
About 80% through download "Installer crashed"
Within the VM select shutdown

I don't see anything wrong in the VM's 'hardware' operation. Might have missed something though.

Linux Mint is a bit newer than the Ubuntu fork 6.1.34 your host is running. I think there were some recent Linux changes in Virtualbox. Try upgrading Virtualbox to official 6.1.38 from https://www.virtualbox.org/wiki/Linux_Downloads

I downloaded it and double clicked to install, but when I try to open a VM I get

You probably have a mixture of Ubuntu-provided and Oracle-provided VirtualBox packages installed. Uninstall all packages with "virtualbox" in their name, reboot the host and install only the Oracle-provided virtualbox-6.1 package.

Background information:

Linux kernels 5.19, 5.18, 5.17.12+ (e.g. Fedora 35 + 36), 5.15.44+ (e.g. Arch Linux 5.15.45-1-lts, Ubuntu 5.15.0-47.51) and 5.10.119+ (e.g. Debian Bullseye 5.10.0-15) and 5.4.200+ (e.g. Ubuntu 5.4.0-126.142) are only supported by VirtualBox 6.1.36 and newer.

OK got it!
removed everything and downloaded from the Oracle site. I had a bit of trouble with the instructions on the Oracle site, but this video https://www.youtube.com/watch?v=SUPoqRPn9to explained it pretty well
It is now running and I have installed Mint21 as a client.
